What it is not
This spreadsheet is a simple cash-flow and property-performance tracker. It is not
tenant-management software, rent collection software, property management CRM software, tax software,
or accounting software. It does not file anything, generate tax-ready reports, or integrate with
banking or payroll systems.
How to use it
- Download the spreadsheet using the button above.
- Open it in Microsoft Excel, or upload it to Google Sheets (File → Import).
- Add your properties to the properties sheet.
- Log rent payments and expenses as they occur.
- Review monthly cash flow and property-level performance in the dashboard tab.
